1. Government Taxes and Transfer Fees

In Thailand, the buyer and the seller typically share the costs associated with transferring property ownership, although this is often subject to negotiation.

  • Transfer Fee: This is generally 2% of the registered value of the property. In many cases, our clients find that this cost is split 50/50 with the seller, but it is vital to clarify this in the initial Sales and Purchase Agreement.
  • Stamp Duty: If the seller has owned the property for more than five years, a stamp duty of 0.5% applies.
  • Specific Business Tax (SBT): If the property is being sold within five years of ownership, a 3.3% SBT is applied instead of the stamp duty. While usually borne by the seller, some developers or individual sellers may try to pass a portion of this onto the buyer, which can lead to increased overall costs for the buyer when purchasing the property.

2. The Sinking Fund and Common Area Fees

If you are purchasing a condominium, the most popular route for foreigners, you will encounter two specific types of building-related costs.

  • Sinking Fund: This is a one-time payment made upon the delivery of a new unit. It acts as an emergency fund for major structural repairs or upgrades to the building (such as replacing elevators or repainting the facade). It is calculated based on the square footage of your unit.
  • Common Area Fees (CAM Fees): These are recurring monthly or annual payments that cover the upkeep of shared facilities like the gym, swimming pool, security, and landscaping. We suggest checking these rates beforehand, as luxury buildings with extensive amenities naturally command higher CAM fees.

3. Utility Meter Installation and Legal Fees

When buying a new-build property, the buyer is often responsible for the installation of electricity and water meters. While these are relatively small costs, they are part of the “move-in” checklist. Additionally, while not mandatory, we always advise engaging professional assistance to conduct due diligence and title deed searches. Ensuring that the “Chanote” (Title Deed) is free of encumbrances is the most important step in protecting your capital.

4. Currency Exchange and Remittance

For foreign investors, funds must be transferred into Thailand in foreign currency and converted to Thai Baht locally to receive a Foreign Transaction Form (FET). Depending on your bank, exchange rates and international wire fees can add a small percentage to your total spend, which can significantly impact the overall cost of your investment or relocation in Thailand.
