Can I own a property in Thailand as a foreigner?
  • Condominiums – Foreigners can fully own a condominium in Thailand, provided it falls within
    the legal limits. By law, foreigners can collectively own up to 49% of the total units in a
    condominium development.
  • Houses – Foreigners are allowed to own houses in Thailand, but ownership does not extend to
    the land on which the house is built.

There are now many options and types of visas for foreigners. The investment visa is perhaps
the most straightforward when it comes to owning property. If you purchase a condominium
worth at least 10 million baht, you become eligible for the investment visa.

There are also other options available, such as the Long-Term Visa (LTR), Destination
Thailand Visa (DTV), Retirement Visa, Marriage Visa, etc.

Most banks in Thailand do not offer housing loans to foreigners. However, a few banks, such
as HSBC, Siam Commercial Bank, and Thai Military Bank, do provide loans but with very strict
terms and conditions.

A more common option is through international home loan schemes, such as those offered by
Bangkok Bank (Singapore branch), UOB in Singapore, and ICBC. Foreigners can borrow up to
70% of the property’s value, giving them better access and opportunities to secure loans for
their properties in Thailand.

Common Area and Management Fees (CAM) – These fees are mandatory in all situations.
CAM covers the maintenance of your condominium, including building management, facilities,
the pool and gym, garden areas, and more. The costs vary depending on the condominium but
typically range between 25 THB to 100 THB per sqm per month, payable annually or
biannually.

Insurance (Optional but Recommended) – It is advisable to purchase Building Insurance and
Condo Interior and Content Insurance to protect your property. Building Insurance is usually
included in the common fee, but some landlords may choose to buy additional Condo Interior
and Content Insurance to cover internal damages, such as fixtures and appliances, caused by
tenants.
